What we do

Four lines of work, organised so the service matches the situation rather than the situation matching the bill.

A high-street solicitor for the Bath catchment, with an Alternative Business Structure licence that lets us offer wills, probate and family work in tiered commitment levels most conventional firms cannot. The conveyancing team and the inbox at hello@omnialegal.co.uk are the same first point of contact you keep through to completion.

01 · Residential conveyancing

Bath conveyancing with colour-coded paperwork.

Sale, purchase, transfer of equity, remortgage, leasehold and freehold, new-build. The conveyancing bench is led by Nicky Farr and Sue Thomas; whichever conveyancer takes your instructions stays on the file through SDLT submission to HMRC, AP1 to the Land Registry, and the completion-day call to your lender. Every page of the paperwork is colour-coded so action-required, informational, and sign-and-return pages are obvious at a glance. Bath, BA1, BA2, Bradford-on-Avon, Saltford, Keynsham.

02 · Wills, probate, three tiers

Will-writing, LPAs and probate in DIY, part-managed and fully-managed.

A structural option that most high-street solicitors are not licensed to offer. Choose fully DIY (templates, online guides, a light-touch review from a solicitor); part-managed (we do the technical heavy-lifting on the will or the probate, you keep the family-facing decisions); or fully-managed (the traditional solicitor-led service from instruction through to distribution). The same Head of Legal Practice signs off on every tier, because the ABS licence permits the structure most firms cannot.

03 · Family law, also tiered

Divorce, separation and financial settlements, at your pace.

DIY divorce with the paperwork checked at the right moments. Managed divorce, with the consent order and the financial settlement drafted in-house. Separation agreements, child arrangements, prenuptial and post-nuptial agreements. The tiered offer means the work matches the situation rather than the situation being forced into a one-size billing model. Confidential first call, no fee.

04 · Business and commercial

Company formation, commercial property, HR and IP.

For Bath businesses and remote clients alike. Company formation and shareholder agreements, commercial leases on both landlord and tenant side, trademark registration through the UKIPO, HR audits and employee programmes. Through the ABS structure, non-solicitor expertise sits alongside the solicitor-led work where the file calls for it.

A different shape of law firm, since 2011

2011, Omnialegal opens on the south bank of the Avon as a deliberately different shape of high-street solicitor.

Martin Powell arrives at Riverside Court in 2011 from Withy King, where he had been the managing partner of a forty-five-partner regional practice. The plan is structural rather than cosmetic: a legal services co-operative that offers regulated and non-regulated work flexibly, at a wider range of prices and commitment levels than a conventional high-street firm. Robert Derry-Evans, formerly managing partner of City firm CMS Cameron McKenna, joins as Head of Finance and Administration.

In May 2016 the Solicitors Regulation Authority grants Omnialegal an Alternative Business Structure licence, number 627282. The ABS is what permits the tiered product set we still run: a will or a probate file can be fully DIY, part-managed, or fully solicitor-led, signed off by Joanne Stone as Head of Legal Practice. Joanne Stone was admitted as a solicitor on 1 July 1993 and has held the seat through the firm's growth from the original brief into the conveyancing-led practice of today.

The differentiator, in one line The ABS licence is the thing most high-street solicitors in Bath cannot offer, because they are conventional partnerships. The colour-coded paperwork, the tiered DIY through fully-managed product set, and the named conveyancer who stays on the file all sit underneath it.

The specialism, in detail

What a conveyancing file run by Nicky Farr or Sue Thomas actually looks like.

01

Colour-coded paperwork, on every file

Every page of the bundle we send is colour-tagged. Action-required pages are one colour, decisions-needed pages are another, informational pages are a third. We walk you through the bundle on a call or in person at Riverside Court, depending on what suits. The detail comes up in the reviews more than anything else; it removes the moment a client opens a thirty-page document and does not know what is theirs to do.

02

SDLT, AP1 and completion-day mechanics

On completion day we submit the Stamp Duty Land Tax return to HMRC within the statutory window, lodge the AP1 application at the Land Registry within the priority period set by the OS1 search, and co-ordinate with the buyer or seller's mortgage lender to release funds or redeem the existing charge at the right moment. The conveyancer who took your instructions is the same person who makes the call to the lender.

03

Tiered wills, LPAs and probate under the ABS licence

The Alternative Business Structure licence granted by the SRA in 2016 is what lets us offer the same will or probate file in three commitment levels. DIY for clients who want light-touch sign-off on a template. Part-managed for the technical heavy-lifting with the family conversations left to you. Fully-managed for the traditional solicitor-led work end to end. Joanne Stone signs off as Head of Legal Practice across every tier.

Why the rating matters here

Most reviews land on the conveyancing team, and the named conveyancer is the same person from instruction to keys.

The conveyancing bench, led by Nicky Farr and Sue Thomas, takes nearly all the named-praise reviews. The same conveyancer takes the file from first email through to the call to the lender on the day of completion. There is no paralegal queue and no hand-off at the busy end of the month. The Head of Legal Practice, Joanne Stone, signs off on the regulated parts of the file as required, but the day-to-day point of contact does not change.

In their own words

Nicky Farr and Sue Thomas were absolutely brilliant, with very prompt replies and always ready to chase the other side. Reasonably priced. Would use again without hesitation.

Every step was handled with clarity, efficiency, and genuine care. Communication was excellent throughout. Turned around the purchase of my house in just over three months.

Friendly, efficient, no confusing legal speak and the legal pages were even colour coded to make life easier. Felt like OmniaLegal were working for me, not because of me.

Frequently asked

Five questions worth answering before you instruct.

How much will conveyancing on a Bath sale or purchase actually cost?

Our conveyancing fees are fixed at the start of the file rather than billed hourly. The fee depends on whether the property is freehold or leasehold, whether there is a mortgage, and the price band. We send a written quote, usually within the same working day, with every disbursement itemised at the start so there are no end-of-transaction surprises. Most BA1 and BA2 sale-or-purchase files sit in a predictable range and we will tell you the realistic completion timetable on the first call.

What does the colour-coded paperwork mean, and who reviews it with me?

Every page of the documents we send is colour-tagged. Pages that need a signature are one colour, pages that need a decision from you are another, and pages that are informational only are a third. The aim is to remove the moment when a client opens a thirty-page bundle and does not know what is theirs to do. The conveyancer who took your initial instructions is the one who walks you through the bundle, on a call or in person at Riverside Court, whichever suits.

What is the difference between the DIY, part-managed and fully-managed will and probate service?

DIY uses our online templates and step-by-step guides; we review the final document for a fixed light-touch fee. Part-managed means we draft the will or run the technical side of the probate, you keep the conversations with family and the executor decisions. Fully-managed is the traditional solicitor-led service from the first sit-down through to distributing the estate. The Alternative Business Structure licence we hold from the SRA is what permits us to offer all three under one roof; most conventional high-street firms can only offer the fully-managed tier.

Where exactly is the office, and what is the easiest way to get there from the centre of Bath?

We are at 7 Riverside Court, off Lower Bristol Road (the A36) on the south bank of the Avon, postcode BA2 3DZ. Coming from Bath Spa railway station or the city centre, the quickest route on foot is across the new pedestrian footbridge from Bath South Quays, around ten minutes door to door. Coming by car from Lower Bristol Road, there is visitor parking in the central courtyard of Riverside Court itself.

Will the same conveyancer handle my file from instruction to completion?

Yes. Nicky Farr, Sue Thomas and the wider conveyancing team each take a file from instruction through to the completion call with the lender. No paralegal queue, no handover at the busy end of the month. The Head of Legal Practice, Joanne Stone, signs off as required, but the day-to-day point of contact is the same person from the first conversation to the keys-in-the-door call.
